Whether you’re planning a seasonal getaway or aren’t quite ready to sell, renting out your Landings home can be a smart way to maximize your investment. The Landings Company is here to help homeowners like you navigate the process, from understanding community guidelines to providing expert marketing and management support. We’re with you every step of the way to ensure a smooth and successful rental experience.
Short-Term Rental
- These homes are rented on a nightly/weekly basis. Occupancy rate averages approximately 42% per year depending on the home.
- The Landings Company provides housekeeping and all linens, paper products, soaps, detergents and toiletries. Owners are to provide blankets and comforters.
- The management Fee is 45% of a nightly rental or 25% of a weekly rental.
- The Administrative Fee is $100/monthly.
- A housekeeping fee will be charged to an owner after an owner’s stay or an owner’s guest(s) stay.
- Owners will be charged for the home’s initial setup, housekeeping, and carpet cleaning for new homes coming into the rental program.
- Rental rates include all utilities, landscape maintenance, pest control, trash pick-up, high speed internet and cable or satellite television.
- Cable or satellite television must be a tier or two higher than basic television to allow for some movie channels for guest/tenant enjoyment.
- Check in is at 4:00 pm and check out is at 11:00 am for homeowners, homeowners’ guest and guests.
- Guest reservations takes precedence over homeowners’ stays.
Long-Term Furnished Rental
- These homes are rented for one month or longer.
- Occupancy averages approximately 9 months per year, depending on the home.
- Leases are required for a rental 30 days or longer.
- Homes in this program typically rent from $3,500 to $6,200 per month, market dependent.
- Rent includes all utilities, landscape maintenance, pest control, trash pick-up, high speed internet and cable or satellite television.
- Cable or satellite television must be a tier or two higher than basic television to allow for some movie channels for guest/tenant enjoyment.
- The tenant pays for housekeeping upon termination of the lease.
- The tenant pays for carpet cleaning for leases including pet(s).
- The Landings Company provides linens other than comforters and blankets for a linen fee of $400 (paid in start up fee). There is a yearly recurring linen fee of $400.
- The management fee is 14% of monthly rate. A startup fee of $750 to include above mentioned linens and marketing.
- A housekeeping fee will be charged to an owner after an owner’s stay or an owner’s guest(s) stay.
- Owners will be charged for the home’s initial setup, housekeeping, and carpet cleaning for new homes coming into the rental program.
- Check in is at 4:00 pm and check out is at 11:00 am for homeowners, homeowners’ guest and guests.
- Guest reservations take precedence over homeowners’ stays.
Long-Term Unfurnished Rental
- These homes are rented for 6 months or longer.
- Occupancy rate average approximately 9 months per year.
- Majority of homes in this program range from $3,000- $6,000 per month, market dependent.
- The tenant pays all utilities, trash pick-up.
- The landlord pays for lawn maintenance and pest control.
- The management Fee is 12% of monthly rate. Each time a new tenant is placed in the home there is a $250.00 Tenant Procurement Fee.
- Owners will be charged for the home’s initial setup, housekeeping, and carpet cleaning for new homes coming into the rental program.
- The Landings Company reserves the right to use remediation companies if condition of the home is beyond normal cleaning scope in addition to normal housekeeping.
