Get To Know The Landings’ Neighborhoods
Unique to The Landings on Skidway Island is that we’re fortunate to be surrounded by the natural beauty of an island with access to the modern amenities of a city. And, while its sheer size — 6,300 acres — can seem intimidating at first, The Landings is well organized into seven distinct neighborhoods, each offering something for everyone. Once you get a feel for our neighborhoods, getting around is easy.
Here’s an overview of our wonderful neighborhoods and some of the amenities* you can find in each one.
Deer Creek
Home to the Korn Ferry’s Club Car Championship, Deer Creek is on the northwest side of the community. Here you’ll find many lagoons, a rookery and gorgeous trails all surrounded by woods and marshland with views all the way to Isle of Hope.
What you’ll find there:
Deer Creek Golf Course
• A Tom Fazio designed course.
Deer Creek Clubhouse
• This welcoming clubhouse, with its inviting bar and warm Club atmosphere, offers a casual and varied menu that was created with the family in mind.
Skidaway Farms Community Garden
• Nearly two hundred beds, divided by alleyways for residents who want to take advantage of year-round gardening.
Franklin Creek
The Franklin Creek neighborhood is centrally located in our community with easy access to Franklin Creek’s Activity Center.
What you’ll find there:
Franklin Creek Activity Center
• Features 20 courts, 11 of which are lighted for night play, 8 Bocce Courts and 11 Pickleball Courts.
The Deck at Franklin Creek
• The place to “come as you are,” whether leaving the courts to grab a slice of pizza or taking a break from the pool to relax at the outdoor cabana bar.
Franklin Creek Pool
• A family friendly pool with a zero-entry shallow end, slides, and a children’s splash pad with a pirate ship water feature.
Athletic Fields
• Offers residents the opportunity to play a variety of sports from lacrosse and soccer to basketball and baseball.
Marshwood
Marshwood is on the north end of our community and is known for its mature live oak trees and wonderful homes, sited with marsh views, golf views lagoon views and private wooded lots. All with easy access to the newly renovated Marshwood Clubhouse.

Marshwood Clubhouse
• Palmer’s Steakhouse – A premier steakhouse featuring fine cocktails and delicious seafood.
• Arnie’s Tavern – A casual, all-day bar for drinks and pub classics.
Marshwood Pool
• Resort-style pool with a zero-entry shallow end. Featuring abundant seating, a cabana bar with a pool-side menu and gorgeous golf and lagoon views.
Marshwood Tennis Center
• Features 8 Har-Tru courts, 2 of which are lighted for night play and 2 lighted paddle tennis courts.
The Landings Harbor Marina
• Features dry rack storage for boats up to 29 feet long and wet storage for boats up to 45 feet long.
Marsh Tower
• Elevated, covered platform with views of Skidaway Island, Romerly Marsh, Wassaw Island, Wilmington River, and the Atlantic Ocean.
Dog Park
• You’ll find The Landings Dog Park, a large, fenced in area with benches, grass, fans and fun! Centrally located on the edge of Marshwood and Midpoint
Midpoint
Midpoint is, as its name implies, in the middle of our community. Midpoint features homes with larger lots on lagoons, golf courses, and marshlands as well as private wooded lots.
What you’ll find there:
Tidewater Square
• An elegant gateway with mature trees and brick streets, an entrance to the more classical, Savannah-style homes found in Midpoint.
The Rookery
• A nesting ground for many species of birds, the Rookery nature preserve is a wonderful place to be close to animals in their natural habitat.
Nature Trail
• Midpoint is connected to the 30 miles of nature trails that wind through oaks, palms and waterways across The Landings.
Revolutionary War Gravesite
• On the 13th hole of the Palmetto course is the gravesite of Mr. Philip Delegal, Revolutionary War commander and early settler of Skidaway Island.
Marshview Landings & Moon River
The newest sections of The Landings community, these are on the southwest edge of the community and are flanked by marsh views on one side and Intracoastal Waterway views on the other with lovely lagoons throughout.
What you’ll find there:
Dream Maker Park
• A large, welcoming gazebo, vast open green space and nature trails, this park evokes a sense of serenity intrinsic to coastal living.
Nature Trails
• Lovely walking and biking trails that link all the neighborhoods together while providing unsurpassed views of nature, sunsets and gorgeous deep water.
Riverwatch Point
• Overlooking the Intracoastal Waterway and offering an intimate gazebo, this is a serene place to relax, meditate or just soak in nature’s beauty.
Oakridge
Oakridge is centrally located on the edge of marshland and the Intracoastal Waterway with tidal lagoons scattered throughout. This neighborhood is very convenient to gates and The Village and the Wellness Center!

Oakridge Golf Course
• An Arthur Hills designed course.
Oakridge Clubhouse
• Home to the Osteria Oakridge, a Tuscan dining experience, with views of the 18th green.
Oakridge Wellness Center
• A 52,000 square foot fitness facility featuring 4 tennis courts, two indoor pools, one outdoor pool, spa, cardio and weight training facilities.
Oakridge Gazebo
• The large waterfront gazebo features spectacular views of the Intracoastal Waterway.
Kids’ Fishing Lagoon
• One of the 151 stocked lagoons located throughout the community. Home to the Annual Kids’ Fishing Derby.
Palmetto
Palmetto reaches the southern-most points of the community and is one of our largest neighborhoods. Here, along the miles of walking & biking trails you’ll find Sunrise Park, facing Romery Marsh and Sunset Park, facing Delegal Creek and views, views, views.
What you’ll find there:
Terrapin Point Golf Course
• Designed by Willard Byrd, offering views of marshes, lagoons and beautiful oaks.
Palmetto Golf Course
• The Arthur Hills designed course is considered to be one of our most challenging courses and features one of the most beautiful oak trees on the island.
Palmetto Clubhouse
• Reminiscent of a grand low country-style estate, Palmetto offers dining at The Southern Table, overlooking the 18th green.
Delegal Creek Marina
• Accommodates 69 boats up to 150 feet in length.
• A two-story screened porch that’s perfect for picnics or just enjoying the breezes and the views.
Sunset Pavilion
• Overlooking the marina, Sunset Pavilion is complete with restrooms, shower, laundry facilities and kayak rentals.
